What determines how much of the car you will use is the cars residual value. The residual value is a predetermined number as to what the market value of the car will be at the end of the lease.

For example if a $20,000 car has a residual value of $11,000 at the end of your 36 month lease this means that you will have used $9,000 of this car; so your monthly payments will be based on $9,000 over 36 months. As you can see, the better a car holds its residual value or the higher that value is... the more favorable your monthly payments will be.

More often than not the money that you will need to come up with up front is your first monthly payment and a security deposit. Of course, you are more than welcome to put more money down (cap cost reduction) just like when purchasing a car; if you want to lower your monthly payments even more.

The cap cost or capitalization cost is another name for the price of the car youre looking at. And, just like purchasing, you can and should negotiate the price or in this case the cap cost of the car. In fact, I wouldnt even disclose the fact that youre considering leasing until youve negotiated and agreed on an actual selling price of the car youre looking at.

As you see, doing your homework is every bit just as important as and probably more so than when you are actually purchasing the car. Negotiating and leasing a car based solely on achieving a monthly payment is probably the number one reason consumers get stuck paying too much.

Cap cost reduction is almost always negotiable. If a dealer tells you that it is not or unwilling to do so they are plenty of other vehicles and dealers that offer and will.

We touched on the money factor which is the leasing equivalent of the interest rate. Are you getting the best possible money factor? Just like the purchasing side, the dealer can add points to a money factor just like they can to an interest rate in order to maximize their profit. This is why it is extremely important for you to know your credit score and at what interest rate you qualify for before you even set foot in a dealership or you could really get well made love to.

Many factory warranties on vehicles run for 36 months. This is a good reason not to be looking at leasing a car for longer than the factory warranty. In addition, once you get out past 36 months on a car lease, you rapidly start losing the advantage of the residual value since most depreciation occurs early on.

It is the employers burden, however, to establish that an occupational hearing loss is attributable to a previous employer. When, as here, the employer fails to meet this burden, it remains liable for all of a claimants compensable hearing loss.

Being Reminded that We're All Simply Americans

As I sat, remembering the pain, anger, loss, grief, patriotism, and unity that 9/11 caused, I can't help but also think about the controversy that New Orleans Mayor Ray Nagin's comment caused a couple of weeks ago. The hoopla began the Thursday before the 60 Minutes episode where Nagin was interviewed for the one year anniversary of Hurricane Katrina. When asked by the reporter why the recovery effort seems to be going so slow in New Orleans, Nagin went on the offensive and reminded the reporter that New York was still grappling with its own rebuilding effort where the Twin Towers once stood. In replying to the reporter's question about New Orleans, Nagin ended up referring to the spot where the towers once stood as "a hole in the ground" that still exists although it has been five years since 9/11.

While I found his reference completely insensitive, I understood the angst behind it. I am not one who particularly sympathizes with or for politicians, but I can relate to why Nagin grew defensive. Despite it being a year plus since Katrina, her survivors are still dealing with fear, anxiety, depression, uncertainty, grief, and several other emotional and mental issues. We've experienced our share of verbal abuse about our city and ourselves, so it's almost natural for us to go on the defensive. Don't roll into town and question us in a way that seems to suggest that what happened in New York was more devastating, and expect us to remain hospitable.

Still, with that said, as a public servant, and a representative of New Orleans and its residents, Nagin should have kept the first answer to pop into his head to himself. He should have used more tact and made his point in a more eloquent way. Although he has recently made a reputation for himself as a "straight-talker," there are more intelligent ways in which he could have made his points. In the future, I hope he chooses those ways when controversial issues arise because just as we continue to suffer, I'm sure that the families and friends of 9/11 victims continue to do so, too. The disasters of 9/11 and Hurricane Katrina are incomparable--they are both devastating enough to cause grief for years and years and years. What's more important to me, at least, is that we remember and that we remain there for each other as Americans and simply as human beings.

California Schools Educators Retirement System And Lionstone Group Create Investment Fund

The California State Teachers Retirement System (CSTRS) is the second largest public pension fund in the nation, providing retirement, disability and survivor benefits to California schools educators. Over 776,000 kindergarten through community college educators are members of the CSTRS, which currently has an investment portfolio of $142 billion.

Keeping quality educators in the California schools is of primary concern to everyone in the state. Without well-educated California schools youth, the city, businesses and economy of the state will suffer. Thus, when Lionstone Group, a research-based real estate investment firm, announced last month they and CSTRS had formed a discretionary $100 million real estate investment fund, the news was well received by everyone. What makes the announcement so exciting is Lionstones track record with another fund it created with the Oregon Public Employees Retirement Fund (OPERF). Called the Cash Flow Office One, the fund has consistently exceeded expectations since its inception in December 2002. At that time, OPERF committed $75 million to the fund, expecting Lionstone to invest the capital within 24 months. Lionstone invested over 80 percent of OPERFs capital within 12 months with excellent returns. Like OPERFs fund, the California schools educators fund, known as the Cash Flow Office Two, will target high occupancy office buildings in permanent locations across the United States.

CSTRS has committed $100 million to the fund, which can grow to over $500 million over time. Lionstone contributes one percent of the funds total equity. With the combined equity added to debt of up to 50 percent loan-to-value (LTV), the total buying power of the fund is approximately $1 billion.

Before creating the fund with the California schools educators retirement system, Lionstone refined their investment process to target locations that produce buildings with lower risk factors, according to Lionstone Principal Dan Dubrowski.

Corvette Gets 7-liter Engine

You might think that 6 liters was enough to make the Corvette two-seater fast enough, but not for the competition department lurking inside GM. They wanted to be able to compete head-to-head with the European supercars in the international endurance races for sports cars.

To do so, they took a leaf out of Ford's book. In the 1960s, when Ford found it could not compete with the smaller Ferraris at Le Mans with the 4.2 (ex-Indy) or 4.7 liter engines, they brought out their 7-liter mill. And it was so much bigger than the competition that they won. So the guys behind the Corvette decided to produce a 7-liter version of America's favorite and most famous sports car.

By the way, the 7 liter Corvette more than competes with the Dodge Viper SRT-10, which could give the standard Corvette a bit of a run for its money. Of course, this is not just any old engine. This is a very special version of its GEN IV 7.0 liter V-8.

This 2006 Corvette is challenging for muscle car of the year with no less than 500 bhp on tap at 6,200 rpm. Maximum torque from this mammoth engine is 475 lb ft at 4,800 rpm. This is bound to be a stunner with a top speed of about 185 mph and 0-60 in under 4.0 seconds. GM expects the quarter-mile be under 12 seconds.

To give durability, the engine has been beefed up in a number of ways. First, the connecting rods and inlet valves are now made of titanium these weigh about half as much as steel ones and are used in quite a number of high-performance engines. Because of the low weight, the titanium parts put less load on other critical parts of the engine - the crankshaft, bearings and in this case the valve gear as well. The titanium valves also allow the engine to rev faster safely.

In fact, titanium used to be an aerospace-only material because it was so expensive, but it is now bein gused more in exotic cars and the heads of golf clubs, helping the lesser pros feel not so outclassed by Tiger Woods as they might with ordinary drivers.

You will see that the Corvette 7 liter is intended for the race track by the fact that the engine has a dry sump lube system. A dry sump system prevents the oil in the oil pan from slopping away from the pick-up on fast cornering the sort you can do only on a track and thus damaging the main bearings.

Instead of staying in the oil pan, the oil is pumped out to a tank, and then pressure fed from there directly to the engine bearings and other critical areas. Definitely a system for top supercars.

The underpinnings of the car have also been beefed up with a new aluminum perimeter frame which reduces weight. Further weight reduction comes with a new magnesium engine sub-frame. To ensure the car is stiff enough, it will be available only as a hardtop. The front fenders and wheelarches are now carbon fiber composite panels, which also reduce weight.

But theres more

To get all that power onto the road, and to get it to stop, bigger wheels, tires and brakes have been fitted. The front brake discs are now 13.9 inch diameter, and 19 x 12 inch wide rims are used at the back; front wheels are 18 x 9.5 inches. Such massive rear tires for a car with 50:50 weight distribution suggest that the car will have a tendency to oversteer smoky drifts could be the order of the day!

All-in-all, this is a really special car, developed to compete with the best.
